Canadian home buying patterns revealed

CMHC released its annual Mortgage Consumer Survey today, which unveils the home buying and mortgage behaviours of Canadians. It’s worthwhile to note that this is the largest and most comprehensive survey of its kind in Canada, so the data is useful for real estate professionals, mortgage brokers and the public alike.

Some highlights from this year’s survey:

  • 72 per cent of consumers use the Internet to research mortgage options
    • 27 per cent use mobile technology
    • 55 per cent searched lenders websites
    • 25 per cent used broker websites
    • 15 per cent accessed both
  • First-time buyers are using a number of sources for mortgage information
    • 64 per cent ask REALTORS®
    • 64 per cent ask family/friends
    • 58 per cent ask lawyers
    • 43 per cent ask mortgage brokers
  • 43 per cent of first-time buyers say they chose their mortgage broker based on referral
  • 59 per cent say they chose a mortgage broker based on best rate
  • 52 per cent say they chose a mortgage broker based on excellent service

In March 2016, CMHC completed an online survey of 3,006 recent mortgage consumers, all prime household decision-makers who had undertaken a mortgage transaction in the past 12 months. Sixty-two percent had undergone a mortgage renewal, 18% had refinanced their mortgage, and 20% had purchased a home with mortgage financing (11% First-Time Buyers and 9% Repeat Buyers) [CMHC]
