What Calgary Communities Offer Best Bang for Your Buck?

Today, Avenue Magazine released their annual Best Neighbourhoods list, which chronicles the top 50 rated communities in Calgary and the reasons why.

As part of the extensive information released on each of the 50 rated communities, Avenue compiled information on which neighbourhoods offer the best in terms of housing (based on City of Calgary and CREB figures).

Here’s some of the housing highlights in Calgary’s top communities:

  • The most single-family homes are in the communities (ranked in order): Tuscany, Panorama Hills, Evergreen, Coventry Hills and Cranston. The number of single-family homeowners there are: 84% in Tuscany, 73% in Evergreen and 58% in Panorama Hills.
  • The most apartments are in the communities (ranked in order): Beltline, Downtown Core, Mission, Bankview and Bridgeland. The number of apartment homeowners there are: 31% in Beltline, 30% in Mission and 29% in Bridgeland.
  • The top communities with the most positive increase in property value are: Christie Park (8.7%), Altadore (8.5%), Greenwood (7.7%), Glamorgan (5.8%) and Hillhurst (5.2%).
  • The most expensive homes reside in these communities: Bel-Aire, Upper Mount Royal, Britannia, Eagle Ridge and Elbow Park. All of these communities reside in the southwest quadrant of the city.

For the priciest homes (based on median assessed property value in 2015), look in the city’s southwest quadrant. In fact, of the 50 most expensive ‘hoods in Calgary, 36 are located in Calgary’s southwest. (14 of the 50 most expensive are in the northwest, 2 are in the southeast and 0 are in the northeast.) Bel-Aire, the neighbourhood with the highest homes (based on median assessed property value in 2015), is a very different looking community to the Beltline, the neighbourhood with the most apartments. In Bel-Aire, the median age is 51, 64 per cent of the Bel-Aire population is ages 20 to 64 and 16 per cent of the population is aged 65 or higher. [Avenue Magazine]
